These Terms of Use govern your use of Sanctuary Get Involved (the "website" or "platform"). By creating an account, submitting content, or otherwise using the platform, you agree to these Terms. If you do not agree, please do not use the platform.

You can read public election information — including the official notice, dates, and candidate profiles — without an account. Some features (owner records, submitting information, candidate submission, and account-based tools) require a verified owner account.

1. Purpose and what this platform is not

Sanctuary Get Involved is an independent information and participation resource for Sanctuary at Oak Creek property owners. Its purpose is to share community information, surface owner questions and ideas, and support informed participation.

It is not the homeowners association, the Board of Directors, the management company, an attorney, an accountant, or an official election administrator, and it is not an official Association communication channel. Nothing here is legal, financial, or professional advice. The official Association documents and notices always control.

2. Accounts, eligibility, and owner verification

Accounts are intended for Sanctuary at Oak Creek property owners. You agree to provide accurate registration information, to keep your login credentials secure, and to be responsible for activity under your account.

Access to restricted owner records may require owner verification. You agree not to misuse, share, or attempt to falsify owner-verification information, and not to access records you are not authorized to access.

3. Constructive participation and positive communication

This platform exists for owners to participate — including to raise concerns and propose solutions. You may raise concerns; question decisions; report problems; and criticize policies, conduct, spending, elections, management, or community conditions. You may submit complaints, disagree in good faith, and request accountability.

Good-faith reporting of suspected unlawful, unsafe, unethical, discriminatory, financial, election-related, or privacy-related conduct is permitted and protected.

When reasonably possible, we encourage you to identify the issue, the supporting facts, the outcome you want, and a proposed solution or improvement — but this is encouragement, not a requirement, and it is never required for reports of safety, accessibility, privacy, security, discrimination, fraud, or urgent malfunctions.

4. Prohibited conduct (behavior, not viewpoint)

What is prohibited is abusive behavior — not disagreement or unfavorable opinions. You agree not to engage in:

• threats, harassment, intimidation, or stalking;
• discriminatory or hateful conduct;
• personal attacks unrelated to an issue;
• doxxing or publishing another owner's private information;
• knowingly false factual accusations, impersonation, or fraudulent submissions;
• spam, malware, or obscene content;
• repeated disruptive conduct;
• attempts to compromise, overload, or gain unauthorized access to the website or restricted records;
• misuse of owner-verification information; and
• election interference through fraud or impersonation.

5. Owner suggestions and improvements

Owners may submit suggestions, corrections, proposed solutions, feature ideas, and community-improvement recommendations to the website administrator at any time. Submission does not guarantee adoption; administrators review submissions in good faith and may ask for clarification.

Suggestions about the HOA, Board, management company, or the official election process may be directed to the appropriate official recipient. This independent website cannot compel Association action, and a technical suggestion to this website is different from an official Association complaint or records request.

6. Your content, candidate profiles, and website feedback

You are responsible for content you submit (suggestions, community information, candidate profiles, and website feedback) and confirm you have the right to submit it. You retain ownership of your content and grant the platform a limited, non-exclusive license to store, display, and distribute it as needed to operate the relevant feature (for example, to publish an approved candidate profile).

Candidate profiles are candidate-submitted. A profile submitted on this website is not an official Notice of Intent or official candidacy filing and does not determine official eligibility or ballot status; candidates must separately complete the Association's official submission. Website feedback is private by default.

7. Moderation, enforcement, and appeal

Moderation is based on the conduct above, applied proportionately. Typical steps escalate as needed: an educational reminder, a content-revision request, a warning, a temporary posting restriction, a temporary account suspension, and — for serious or repeated violations — account termination. Immediate suspension may occur for credible threats, security attacks, identity theft, disclosure of protected personal information, malware, fraudulent owner verification, serious harassment, or deliberate election manipulation.

When we take action we identify the policy involved, preserve evidence, record the action, and notify you when legally and operationally appropriate. You may request an administrative review or appeal. We do not retaliate against good-faith complaints, do not terminate accounts merely for criticism or disagreement, and do not remove factual evidence solely because it is unfavorable. Termination does not erase records we must retain for security, consent, audit, dispute, or legal purposes.

8. No endorsement; no professional advice; rely on official documents

Publishing a candidate profile, suggestion, or other content is not an endorsement. The platform does not provide legal, financial, election, or other professional advice and does not determine candidate eligibility or election outcomes.

For official matters, rely on the Association's official documents, notices, and processes, which control over anything on this website.

9. Availability, security, and third-party services

We work to keep the platform available and secure but cannot guarantee uninterrupted or error-free service, and we may modify, suspend, or discontinue features. You are responsible for safeguarding your account and for the security of your own devices and email.

The platform relies on third-party providers (for example, hosting, database, email delivery, and the assistant) to operate; their availability is outside our control.

10. Disclaimers, limitation of liability, and indemnification

The platform and its content are provided "as is" and "as available," without warranties of any kind to the fullest extent permitted by law. To the fullest extent permitted by law, Sanctuary Get Involved, LTI Group LLC, and the owner administrators are not liable for indirect, incidental, special, or consequential damages arising from your use of the platform.

You agree to indemnify and hold harmless the platform, LTI Group LLC, and the owner administrators from claims arising out of your own content or your violation of these Terms or of law — limited to the extent such claims are caused by your conduct, and not extending to matters caused by the platform's own conduct.

11. Governing law and disputes

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-laws rules. We encourage good-faith, informal resolution of any dispute first by contacting us. These Terms do not require mandatory arbitration and do not waive your right to participate in a class action.

12. Changes to these Terms

We may update these Terms. Material changes will be identified, given a new version and effective date, and — for signed-in owners — presented for acknowledgment at the next appropriate sign-in. Public election information remains available to read whether or not a signed-out visitor has accepted account Terms.

13. SMS / text message terms

• Enrolling in informational text messages is optional; you may withdraw consent at any time without closing your account.
• Informational messages may include owner-information and community-alert updates; they are not official HOA notices and do not provide legal advice.
• One-time Lexi verification codes are sent only after you request them during a phone call; they verify only that current call and create no recurring text subscription.
• One-time verification codes expire within a few minutes. Do not share your verification code with anyone.
• If you have opted out of texts, you will not receive one-time codes by ordinary SMS.
• You can reply STOP to opt out, HELP for help, or START to ask to resubscribe. Message delivery depends on your carrier and is not guaranteed. Message frequency varies and message and data rates may apply.
• You are responsible for providing a valid mobile number and updating it if it changes.
• Sanctuary Get Involved is an independent owner-information resource operated by LTI Group LLC and is not the HOA, its Board, or a management company.
